Technological advancement put us through a new sharing economy in which we share our property and services to generate extra income for living. This economy is becoming a bigger part of the general economy. Sharing economy arrangements are generally booked using online platforms through a third party, using a website or a software application.

The sharing economy can take a variety of forms, such as:

Accommodation sharing is renting part or all of a property for a short period. It can include your primary residence or your secondary residence. All money you receive as a result of an accommodation sharing arrangement is taxable for income tax purposes. This income should be reported as Rental Income. Another important thing also needs to be considered as there is a change of use of property or part of a property (for example, from using it personally to renting it out or vice versa), there could be tax consequences.

Besides GST/HST needs to be charged when the property or part of the property facilitate short term accommodation. However rentals of residential premises for periods of continuous occupancy of one month or more are exempt from GST/HST. GST/HST registration is required when the income is more than $30,000 in the subsequent four calendar quarter.

Any reasonable expenses you incur to earn rental income can be deducted. However, keep in mind only the rental part of the property’s associated expenses can be claimed. Expenses like Advertising, professional fees, accounting fees that are directly related to your business can be claimed 100%.
